This proven pit was established in 2013, with crushing & some extraction beginning in 2014. Current open pit area measures approximately 7 acres; balance of the 40.27ac parcel untouched. It is located conveniently off of Highway 3 on Rg Rd 3083. The property is only 650m from Highway 3. Titled access to the pit off of Rg Rd 3083. Subdivision was complete in 2023. Taxes not yet assessed. Gravel pit was surveyed in fall of 2010 by a civil engineer using electromagnetic conductivity technology (EM31-MK2 machine). The total area measured at that time was approximately 91 acres, and estimates from results indicate 1,000,000 to 1,200,000 cubic meters of course aggregate mixed with large rock and sand in those 91 acres. Very little overburden evident throughout the pit. The current owner has only removed approximately 73,534m3 of aggregate since 2014. Approx. 7 acres of the 40 acres being sold has been exposed. Engineers report indicates the 40 acres that has been subdivided, all has a very high concentration of quality gravel, highest and best concentration of the area measured. Aggregate is concentrated well down past 4-6m deep. A limitation of the EM31-MK2 machine is that it can only detect up to 6m deep – the engineer stated that there is a good chance depths of the gravel are deeper than 6m from the readings received.
